Your Marketing Folder
As part of your preparation for selling,
consider putting together a folder of important
documents relating to your property.
Items to
include:
- a copy of your deed, including the full legal
description of the property (from the land
titles office)*
- a property survey (if appropriate), and notes
regarding any encumbrances, restrictions or
liens affecting the property*
- your mortgage details (if the mortgage is
attractive and assumeable), and a summary of
current mortgage rates (check our buyers
section!)*
- a professional appraisal (for around $300), or
several free competitive market analyses (from
your friendly local realtors)
- a home inspection report (if any)
- descriptions and costs of recent major
improvements you've made
- a summary of your home ownership expenses,
including taxes, heat, water and power
costs
- a neighborhood map, showing distances to the
nearest stores, schools, recreation facilities,
churches and transportation
- photos of the property taken at different times
of the year
- highlight sheets containing a color photo of
your property (these can be printed right off
your display page with PrivateList)
- blank Offer To Purchase forms (from your lawyer
or local business stationer)
- notes on the competition: other properties in the area,
similar to your own, that are also currently
for sale
Having this information at your fingertips will impress
your buyers, give you greater confidence at each
step of the selling process, and expedite your
closing.
Finally, don't be shy about referring buyers to the

where they will find information, tips and tools to
help clear up uncertainties about
finances,
legalities or
negotiating which might
otherwise discourage
