Should You Co-operate
With Realtors?
PROS
- more buyers may see your home;
- you may find it easier to negotiate with a
middleman than directly with buyers (What?!
Even after visiting our
negotiations page?);
- a good realtor can make sure your buyers are
qualified and guide them through the legalities
CONS
- some realtors may waste your time bringing through
unqualified or bogus prospects in an effort to
set you up for a long-term listing;
- assuming the buyers are legitimate, you may end
up being pressured by an
experienced negotiator to accept what, in
effect, is his only shot at a commission;
- let your lawyer handle the legalities, and
tell your buyers they can
qualify
themselves right here!
Our advice? Unless you are totally turned off by
past experience, why not invite any realtor who calls
to bring any buyers through and present an offer -
with the understanding that you’ll sign a
24-HOUR listing only, and the buyer will pay any
commission. Though some realtors will reject such an
arrangement, we have had a number of clients sell
this way.
Just be sure to specify in writing who
they represent and who will pay their fee!
(Just print out and complete two copies of our
"Agreement To
Consider An Offer" form.) And recognize that since
they don’t have a listing agreement with you, any
offer they bring represents their only chance
to make a commission.
