Context

The property owner(s) identified below is/are offering the specified property on a "for sale by owner" basis, ie. without the hired services of a realtor. It being his/her/their intent to continue to do so, this agreement outlines the conditions under which the realtor named below may show the property to, or present an offer from, the prospective buyer(s) named below. The agreement is not open-ended nor is it intended to constitute an ongoing listing relationship with the realtor: it extends only to the purchaser(s) identified below, and shall expire at the date and time specified unless extended in writing.
 
Owner Statement

hereby agree to allow a showing/consider an offer relating to said property, arranged by

• in the event of a sale to said purchaser(s), any compensation to the real estate firm or its representative for his/her services shall be paid by said purchaser(s);
• this agreement pertains solely to the prospective purchaser(s) named above; it in no way implies an intent to list my/our property or restricts our right to market it to anyone other than the purchaser(s) named above;
• this agreement expires on midnight, _____________________________.

Realtor Statement

I the undersigned, __________________________________________________________, realtor, accept the terms outlined above as the conditions under which I may show the property to, or present an offer to purchase said property by, the prospective buyer(s) named above and only those buyers. I further acknowledge and accept the owner's/owners' clear intent to avoid a listing arrangement with any realtor at this time.
