It is very important to have your house in tip top condition before putting it on the market. Go through your house and make a list of all repairs that require attention. Some repairs may only be minor and other will be more costly to fix. However, if you would like to sell your home quickly you should invest the money up front and do ALL repairs. Buyers want a home that is in "move in" Condition and if your going through the process of putting yours on the market, then it must be ready to sell, or more importantly, buy!
The outside of a home is a potential buyers first impression. Pick up all clutter and junk. Is the yard neat and tidy? Mow the lawn and trim the shrubs and hedges. Fix any broken windows and do necessary painting. The front door of your home leaves a first impression on buyers. If its in good shape then the rest of the house will likely be as well.
The inside of the home should be clean, clear and neutral. Elimination of odors is number one on the list. Replace old carpets that smell. Deal with any mustiness in the basement and get rid of all pet odors. Clean your home from top to bottom to give it a fresh smell. Repainting is a very good idea because it gives a home that new look. If you do, use neutral colors that are easy to adapt to.
Remove all unnecessary clutter and put away any knick-knacks and stacks of magazines. Rooms can appear larger when there is less "stuff" in them.
