TIP: When buyers contact you for show-time and location, ASK THEM FOR THEIR PHONE NUMBER, "just in case something comes up and we have to re-schedule." Do the same WHENEVER you arrange for showings - your buyers will feel more obligated to follow through, and you'll be able to reach them later for valuable feed-back. DON'T NEGOTIATE VERBALLY! Be very cautious about discussing price with prospective buyers, even if they seem to be quite interested in your property: negotiating verbally usually amounts to your giving up something up without getting anything in return. A good response to ANY enquiries from buyers as to price, possession, conditions, etc. is "We'll look very seriously at all written offers."
