PROMOTE YOUR OPEN HOUSE ONLINE

Planning an open-house next week-end? Let us know, and we'll put an "OPEN HOUSE" tag next to your display-link on your province’s listings page.

Buyers who click the tag will be advised to contact you for time and location. When they do, be sure to ask them for their phone number, "just in case something comes up and we have to re-schedule."

Do the same whenever you arrange for showings - your buyers will feel more obligated to follow through (you should check with them the night before their visit to confirm their attendance), and you'll be able to reach them later for valuable feed-back.

If prospects refuse to give their phone number, consider it a possible security issue (see Tip #12 in our Timely Tips column for more on security).

DON’T NEGOTIATE VERBALLY

Be very cautious about discussing price with prospective buyers, even if they seem to be quite interested in your property: negotiating verbally can too easily result in your giving up something up without getting anything solid in return.

A good response to ANY enquiries from buyers as to price, possession, conditions, etc. is

"We'll look very seriously at all written offers."

To help buyers prepare that written offer, give them a copy of, or refer them to, our 7-page work-book: www.privatelist.com/otp.htm.

It explains major clauses of the standard purchase agreement and is designed as a template for a formal written offer.

FRIENDLY REMINDERS . . .

Are the thousands of dollars you'll save by selling privately worth, say, an hour each week-end, spent reviewing your progress to date and mapping out your continuing campaign?

It's important to maintain an active marketing focus until your property is sold. Therefore, each e-mail version of this newsletter links to a series of reminders, tips and tools that lead to a sale!
