Floor Plans

IMPORTANT!   Print out some graph paper (use your browser’s File/Page Setup or Tools/Internet Options/Advanced menu items to set your browser to print backgrounds), then sketch and label a rough floor-plan for each finished level of your house. It’s easy:

    - measure and draw the perimeter of each floor (please note outside dimensions);
    - position the windows and exterior doors, then use them as a guide in sketching the interior
      walls, stairs and doors, working from the outside in;
    - indicate locations of stove, fridge, sinks, toilets, etc.

Your Photos

If you’re unsure about your camera or photography skills, call a friend. But remember: many PrivateList displays attract dozens of visits every day. Don’t miss out on valuable online exposure for lack of that last perfect shot: send us the shots you have and we’ll add any others later, free of charge. If any shots are a bit light or dark, no problem - we can usually correct minor faults with our graphics software, Paint Shop Pro.

Here are some other suggestions . . .
 

  • Use a fast film (ISO 400), shoot in HORIZONTAL orientation (ie, with the finished prints wider than they are high), turn off your camera’s date-stamp option and, if you mark the prints, use PENCIL.
     
  • Be sure at least one of your outdoors shots is in season: if buyers in the middle of June see snow in all your shots, they may wonder why your property’s been on the market so long.
     
  • Exposure: Outside, don’t face the sun; if possible, avoid extreme contrasts between lights and darks by shooting on a somewhat overcast day. Inside, turn on all the lights and, on bright days, close the blinds. Take several shots at different exposures for each view.

    For avoiding reflections and shadows, a tripod and slower (eg. ¼ second) shutter speed are preferable to a flash. Compose your photo; then, leaving the tripod in position, detach your camera and set your aperature a foot away from the darkest wall in the shot. Carefully re-mount the camera on the tripod and shoot.
     

  • Rooms: Shoot the living-room, dining-room, kitchen, den, etc. plus outside, but bedrooms and bathrooms only if they’re large and/or unique.
     
  • No clutter! Clean up the yard, move the car, avoid telephone poles and lines if possible. Inside, remove extra furniture so each room’s full size shows. Clear kitchen and bathroom counter-tops and hide garbage bins, toys, fridge magnets, high-chairs, pets’ bowls and uncle Harry.
     
  • Use a camera with a wide-angle lens (eg. 28 mm. focal length) if possible - it gives the best impression of room sizes.
     
  • Watch the edges: take care not to cut off the top of the chimney, etc. Go for a wide field of view - if necessary, we can crop the photos when we scan them. Try to show how rooms lead from one to another.
     
  • If necessary for time’s sake, you can scan your photos yourself, saving them in .JPG format at 200-300 dpi resolution, and send them to us as attachments to the e-mail version of this form, but physical prints give us more leeway on this end (and XPress Post is fast and inexpensive).
